For maximum fire protection, 12-inch fire sheer walls separate the three residence towers, with a sprinkler and hard wired smoke detection system with notification speakers  throughout, along with 6 fire safe stairwells, one of each is pressurized in each tower.  Residences range from 1560 to 5100 square feet.    Each unit has two (2) deeded parking spaces and each penthouse has four (4).  Climate controlled storage lockers are deeded to most residences.  Additional storage, exterior based lockers on the first floor of the garage are available for lease, based upon availability..


Concierge and valet staff on duty 24/7 serve the residents and their guests with a NO TIPPING POLICY.  Our excellent service distinguishes The Houstonian Estates from other highrises in the city.  A complete staff of valets, engineers and, housekeepers provide quality service on which the Residents can consistently count on and appreciate.  Since most staff members have been employed over a decade, this allows for a level of trust and reliability not normally seen in today's workforce.


At the estates, safety is first and foremost.  Secuity cameras provide constant surveillance and are installed strategically throughout the building, parking garage and grounds. All entry and exit doors to the building are access controlled either by a Resident’s entry device or permitted access by the Concierge or Courtesy Officer after monitor verification.  The Central Fire Panel emergency signals are monitored by Concierge 24/7 and are reinforced with an automated fire department notification by ADT.

Effective January 1, 2016, the Common Expense Charge is $.08544 per square foot per month, which includes daily operating expenses, major repairs, and future capital replacements.  A refundable Security Deposit equal to three months Common Expense Charge is due at closing.  This amount will be refunded at the time of resale.  Right of First Refusal by Board of Directors is required prior to closing. No Transfer Fee. There is a declaration/bylaw fee of $20.00.
